• Our aim is to provide a relaxed break suitable for families in a natural environment to enjoy the fishing and the peace and quiet. To ensure the maximum enjoyment of your break and that of all our other guests you must comply with all of the requirements in this agreement.

• No music to be played at all times, this is a peaceful fishing retreat.

• We don’t knowingly allow anyone to use or visit our fishing site who is a convicted child sex offender or subject to the notification requirements of the Sexual Offences Act 2003, or subject to a Sexual Risk Order or Child Abduction Notice.

• You may not advertise, use, give or resell your break or any promotional discount or offer to do so (for profit or otherwise) or use it in connection with a competition, promotion, business and charitable or any other similar venture without our express advance written permission.

• In order to help minimise our carbon footprint and to reduce traffic volumes we recommend that no more than 1 car per lodge are brought on to the fishing site.

• There are restrictions on the access and parking arrangements for larger vehicles at each cabin. Caravans, campers, lorries and/or mobile homes are not permitted on our site.

• You are responsible for the behaviour of all members of your party. Behaviour should be in keeping with the family environment and should not be aggressive, excessive, noisy or disruptive. Offensive or illegal behaviour will not be tolerated and may result in the police being involved. Offensive or aggressive behaviour or language towards our staff or other guests is not acceptable. We may ask you and/or any member of your party to leave immediately if your conduct results in police attendance or is considered by us to be inappropriate; likely to cause harm; or impair the enjoyment, comfort or safety of anyone; or is likely, in our belief, to breach any of this agreement. No refunds or compensation will be given in these circumstances.

• You are responsible for the supervision of all members of your party under the age of 18 at all times. This is particularly important close to all lakes on-site. If, any child is to be found to be unattended, you may be asked to leave without refund (at the Owners discretion).

• The use of barbecues is prohibited inside and beside your accommodation, due to the fact the cabins are wooden and have artificial grass. We provide a communal mown area shown on the map provided, near the circular shelter where there is a patch of hard standing for the use of a fire pit or BBQ. All disposable BBQs used in this area are to be disposed of in the metal disposable bins provided ONLY. YOU must always monitor YOUR firepits and BBQs. YOU must dispose of safely and accordingly.

• We are a peaceful retreat. Anyone who deems a nuisance, I.e., swimming in the lake, not abiding by fishing rules, acting in an unsafe manner, or too loud, will be asked to leave without a refund.

• NO ALL-SAME SEX ‘PARTIES’ SUCH AS HEN DOOS OR STAG DOOS ALL SHARING CABINS-NOT ALLOWED. Only 2 adults and 2 children MAX allowed per cabin. 2 adult couples are prohibited to share one cabin.

• Fireworks may NOT be brought onto the site.

• Dogs must be kept on a lead at all times when outside your accommodation, and you must ensure they use the designated dog toilet areas and dispose of accordingly.

• We do not accept any dogs listed under the Dangerous Dogs Act. You must ensure that: Each dog has a current annual vaccination for distemper, canine hepatitis, leptospirosis and parvo virus. Make sure each dog is properly supervised at all times, is not dangerous and does not cause a nuisance or threat to anyone.

• If you have a dog that barks regularly, please do not bring on holiday as this is a peaceful site.

• No throwing stones, balls, or sticks, etc anywhere on-site, especially in the lakes.

• No long stays over 28 days allowed.

• Any amendments to your booking such as date changes must be done at least 4 weeks prior to your arrival date, this will also incur a £30 admin fee.

• We have a strict cancellation policy in place: You will be charged 50% of the total price if you cancel after the reservation and charged the total reservation (100%) if you cancel within the 7 days of arrival date.

• We treat our fish as pets and we would like you to do the same, a well nurtured and looked after fish will only get bigger for next time you catch them! We do have a few rules we would like you to follow-
Make sure you have a valid fishing license, and anyone found harming, eating or stealing fish will be prosecuted!
No Tigernut bait.
Barbless hooks only
No fixed rigs, running rigs or bolt rigs only if ledgering
Unhooking mats to be always used
No Bait boats are allowed
Please use the dip tank for landing nets on arrival
Please be courteous to other anglers, no loud music or noise

• NO harming any fish or Wildlife. Please make sure your pet does not hurt any Wildlife too.

• External recorded CCTV is on-site. We may need to use footage if there is an incident etc on-site.

• Anyone found to be abusive towards children, pets, Staff, or others, will be asked to leave with immediate effect with no refund. We do not tolerate violent behaviour or abusive people, no matter what the situation.

• No visitors of guests are allowed to sleep over or fish, or use any facilities etc.

• Smoking Cigarettes, or E-Cigarettes/Vapes is NOT permitted inside your accommodation (charge £150). Please dispose of accordingly in glass or metal containers (please bring your own).

• We adhere to be as environmentally friendly as possible, so with this in mind, please keep driving your fuel car to a bare minimum on and off site and only use if necessary.

• Fast charge Electric car charging stations are available on-site, or if these are in use, there are 2 fast chargers at the local Co Op 1 just mile away.

• No one is allowed to charge their vehicles from their accommodations, or any other electric supply other than the designated electric charging stations.
